The next stage of the master-planned St.Germain revealed to market
Colliers’ Jake Beckwith and Nathan Brown have exclusively been appointed to manage the retail leasing for the future 12,000 sqm net lettable area St.Germain Large Format Retail precinct, comprising a broad range of retail opportunities.

In 1980 Gordon and Margaret Gill purchased a 171-hectare block of land in Berwick to operate a cattle farm.
After three decades of successful operations, the Gill’s embarked on an ambitious project to transform their farm into a master planned community to be known as St.Germain.
Since then, St. Germain has steadily taken shape, inspired by the Gill’s vision for a thriving local town centre, complete with significant commercial offerings, extensive social infrastructure and a strong retail hub, surrounded by a bustling local community.
Designed by award-winning architects ClarkeHopkinsClarke, Gordon’s three daughters remain committed to honouring their father’s original vision, transforming St.Germain into an unparalleled destination, ‘a place like no other’, where residents can seamlessly live, work, shop and socialise, all within one vibrant community.
The master-planned project continues to flourish, with over 1,250 residential homes either complete or underway, a retail centre anchored by Coles Supermarkets due for completion in November 2023 and a 3,000 sqm medical under construction.
The next phase is the development of the Large Format Retail precinct, creating a meaningful and sought-after addition to the estate.

St.Germain is strategically located in a rapidly growing municipality, the City of Casey in Victoria, approximately 45 minutes southeast of Melbourne CBD in Clyde North on Thompsons Road.
“The City of Casey is one of Australia’s fastest growing and most populous municipalities with over 350,000 residents. Upon completion, St.Germain will comprise over 900 new homes and 1,500 new dwellings,” added Mr Beckwith.
Colliers Large Format Retail Manager Nathan Brown noted, “New Large Format Retail supply that is being brought to market nationally is extremely diminished, with the current pipeline for new developments set to become available forecasted in 2024 is expected to be 61% below the new floorspace brought to market in 2023.”
